If you are running out of space, the first step would be to put a lot of that stuff in storage so you can clean the place up and show it with not too much stuff crowding what space is there.

Beyond that, just remember that first impressions are lasting impressions and what the potential buyer sees on the way up to the house is one of the most important things. “Curb appeal” as they say.

Declutter and clean the house: No one will want to buy a house that is dirty, and lots of clutter will scare away most potential buyers too.

Apply a fresh coat of paint in some safely neutral color: That will brighten up the house a lot right there.

Put fresh fruit or flowers on the table, and consider baking on the mornings you know a client will be coming.

If you’re really nervous about trying to handle this alone, talk with a Realtor.

Good luck!

A tidy home will sell before a cluttered one, so do the storage thing, clean out the closets so they seem larger, keep the entryway and stairs clear, and the counter-tops cleared off. A fresh coat of a neutral colored paint will make things look clean and bright, and mini-blinds are about $5 for most windows, rather than old curtains or shades. These are things that anyone can do for relatively free, and most people expect to do a little work on the place, if you do these things, it is easier for them to imagine it decorated in their style.
